Our Role
In real estate transactions for homes, farms, land parcels, commercial and new construction homes, our role is to determine that the seller owns the property, has the right to sell the property and ensure that the property title is transferred to the buyer free and clear of any liens, judgements or encumbrances.
Anvil Land Transfer guarantees a free and clear title through title insurance, which protects the lender and you as the owner if a claim is made on the property after it is transferred to you.
We bring all parties together - Buyers, Sellers, Mortgage Lender and Realtors - to coordinate your successful settlement.
Our services
Title Search
We examine the title and clear any liens or claims on the property so the new Buyer receives clear and marketable title.
Loan Documents
We coordinate with the lender to review with you all mortgage and closing documents. We prepare the deed and all forms needed to comply with state/federal laws.
Property Taxes
We verify that property taxes are paid. On the settlement statement, we prorate HOA fees and and tax amounts as of settlement date.
Settlement
Documents are explained to all parties prior to signing and closing. After closing, we disburse all monies collected at settlement and prepare the loan documents to be returned to the lender.
Title Insurance
We prepare the insurance commitment for the lender’s title insurance policy and issue both owner’s and lender’s coverage.
Documents Recorded
We make sure all documents are properly recorded in the courthouse, including the new deed and mortgage.
